The landlord and the tenant have obligations towards each other<\/h2>\n

The tenant’s main obligation is to pay the rent on time. In addition, the tenant has the obligation to take care of the premises or residence, not to sublet the premises or residence without authorisation and not to cause disturbance to other tenants. If the tenant does not fulfil his\/her obligations, he\/she may have to pay damages to the landlord. In serious cases of misbehaviour, the tenant may also have his or her right to rent forfeited, which means that he or she will no longer be allowed to remain in the residence or premises.<\/p>\n

The landlord’s main obligation is to keep the residence or premises in a usable condition. This means that the landlord is responsible for maintaining the residence or premises to a certain acceptable standard.<\/p>\n

The Rent and Tenancy Tribunal is a quasi-judicial body whose tasks include mediating in rental disputes and examining disputes between tenants and landlords concerning, for example, subletting, security of tenure and rent levels.<\/p>\n
