What is a housing cooperative unit?<\/h2>\n

An owner of a housing cooperative unit holds the right to live in the apartment as well as a membership of the housing cooperative that owns the building. In other words, the owner of a housing cooperative unit does not own the apartment itself.<\/p>\n

For both the owner of the housing cooperative unit and the housing cooperation, there are laws and rules to follow.<\/p>\n

Each housing association has statutes that the members of the housing cooperative are obliged to follow. For example, there may be rules of conduct for renovation. The Housing Act sets out what needs to be included in the statutes. The Housing Cooperatives Act also regulates, among other things, the responsibility of the housing cooperative and its members regarding the condition of the apartments and how the members may use their apartments.<\/p>\n

Division of responsibilities between a housing cooperative and their members<\/h2>\n

Generally, the housing cooperative is responsible for keeping the property and the apartments in good condition. However, the members of the cooperative are responsible for keeping their own apartment in good condition through regular maintenance. This includes, for example, the maintenance of wall and floor coverings.<\/p>\n

The statutes of the housing cooperative may specify the division of responsibilities in certain respects.<\/p>\n
